A+ Design Group were engaged to redevelop a site with an existing 7 storey building and create a new design scheme that produced an envelope of 11:1 FSR, whilst still maintaining design excellence. Adapting these guidelines, we studied the shadow diagrams and found a way to harness approximately 250m2 of the sun plane and redirect it towards the southern side of Jubilee Park, creating a more useable space. These findings formed the basis for new planning controls, that were implemented by the council to stimulate the Parramatta CBD development. Our design now sits at 21 storeys high, with a residential tower, mixed-use retail at ground level and underground parking. A stunning stepped and terraced roof to captures the light allows for ample green space and maximises this site potential.
